Self-storage is a physical, energy-intensive, land-consumptive asset class embedded in the neighborhoods it serves. MajorWave treats environmental integration, social outcomes, and governance standards as inseparable from durable returns. Our underwriting screens ESG factors as risks to price and opportunities to capture — not as a separate compliance exercise grafted onto a financial model.

Every ESG factor is evaluated at acquisition screening, is a standing agenda item at every Investment Committee review, and is disclosed to LPs alongside audited financials.

Pillar 01

Environmental integration

Energy-efficient HVAC retrofits, LED lighting throughout the portfolio, low-VOC materials in adaptive reuse projects, renewable-energy assessments at acquisition, and portfolio-wide energy consumption and emissions tracked annually.

Pillar 02

Tenant ethics

Plain-language ECRI disclosure at lease execution, transparent rent-increase policies, no predatory lock-out practices, and no hidden fees added during the tenancy term. Fair-treatment principles reviewed by Compliance annually.

Pillar 03

Community engagement

Community-partnership storage-donation programs at every stabilized facility, hurricane-and-disaster response allocations, and non-profit partnerships in the markets where we operate.

Pillar 04

Governance transparency

ILPA-aligned reporting, LP Advisory Committees at every fund, PwC audit, independent fund administrator, quarterly financials, and annual audited statements. Governance-first architecture.

Pillar 05

Adaptive reuse

Preferential targeting of adaptive reuse over greenfield development. Retail, warehouse, and legacy industrial conversions are prioritized where site-suitable, extending building life and avoiding new-construction embodied carbon.

Workforce quality

Living-wage minimums for facility staff, employer-of-choice standards for regional operators, and portable-benefits programs designed for a distributed operating workforce.

Reporting

Annual ESG report.

MajorWave delivers an annual ESG report to every limited partner alongside audited financial statements. The report covers energy consumption, emissions intensity, water use where measured, community engagement, workforce metrics, tenant-treatment policy compliance, and material ESG incidents. Third-party assurance of ESG metrics is planned to begin in the 2027 reporting cycle.
