MajorWave is an operator-led private-markets platform investing across the U.S. self-storage sector and adjacent storage economies. We operate the businesses we own, apply institutional governance to every fund, and underwrite through cycles rather than through narratives.

MajorWave operates 29 consolidated platform funds across two vintages — 21 investment funds, 4 operations funds, and 4 reserve funds — deploying $87.224B of committed capital. The 2026 vintage carries $51.308B across ten funds spanning core self-storage and premium climate-controlled product, specialty storage (boat and RV, luxury collectibles, student, and portable and mobile), industrial-adjacent storage (last-mile logistics, small-bay industrial and flex, and records management), technology and platform, public-markets access via the Self-Storage REIT platform, and self-storage credit, alongside dedicated operations and reserve capital. The 2028 vintage carries $35.916B across 19 sub-funds organized by strategy family — Core, Core-Plus, Value-Add, Growth, Opportunistic, and Special Situations — plus dedicated 2028 Operations and Reserve capital. Every fund shares the same institutional governance stack, is audited by PricewaterhouseCoopers LLP, and is governed by an LP Advisory Committee established at first close.

Our capital base is institutional: endowments, foundations, pension plans, family offices, and sovereign wealth funds seeking scaled, governed, real-asset exposure to a sector defined by operational leverage.

Discipline

Operator-led, not allocator-led.

MajorWave does not chase fees, does not deploy capital into auctions, and does not underwrite base cases that require rate cuts, refinancing markets, or narrative multiple expansion. We commit only where we have edge: a defensible sourcing channel, a proprietary operating relationship, and a underwriting case that survives stress without leverage assumptions.

Approximately 80% of our deal flow is sourced off-market through relationships cultivated over years — direct with owners, family sellers, developers, and independent storage operators seeking a professional counterparty.
